EXCERPTS OF RESTRICTIONS TO WHICH LAND WILL BE CONVEYED
( Full text of restrictions is on file at County Courthouse)
PART 1- RESIDENTIAL
1. Residential lots shall contain only one detached single family dwelling not to exceed two
stories in height and a one or two -car garage. �7 nA
2. Residences must beset back a minimum of 25' from front and rearlot lines and a minimum
-1----o 8' rom side lot lines. Setbacks on the side street of corner lots shall be a minimum of 15'.
3. No residence lot shall contain less than 10,000 square feet nor have less than 80' frontage
at the setback line. No residence on a waterfront lot shall contain less than 1,000 square
feet of livable floor areas on one story homes, exclusive of porches, garages, carports, etc.
No residence on inside lots shall contain less than 725 square feet, subject to same con-
ditions above.
4. No trailer, basement, tent, shack or other outbuilding may be used as temporary residence.
5. No oil drilling or refining nor mining operations of any kind shall be permitted on any lot.
6. No animals, livestock or poultry of any kind shall be raised, bred or kept on any lot
except that usual household pets may be kept provided they are not involved in any
commercial purpose and they do not constitute a nuisance.
7. On corner lots, no fence, wall, hedge or shrub planting shall be maintained in excess of
C#* 4 V2 feet in height.

PERMITTED USES PART II - COMMERCIAL -RETAIL
1. All lots and tracts shall be known and described as business lots, restricted to COMMER-
CIAL -RETAIL use as prescribed by Zoning Classification C-1 of the Zoning Code and
CM Regulations of the CITY OF SEBASTIAN, and as the same may be amended from time
to time, subject, however to the exclusion of those business uses expressly prohibited un-
der paragraph B of these restrictions.
PROHIBITED USES
1. The following businesses are expressly prohibited:
� Automobile Service Stations Second Hand Stores
Barbecue Stands or Pits Skating Rinks
W Bowling Alleys Public Garages
CO2 Mortuaries or Funeral Parlors Yacht or Boat Storage
2. Dry Cleaning Plants and Commercial Laundries, other than agencies for same, are
prohibited.
3. No curb service or drive-in facilities' will be permitted for any business.
4. No temporary building such as fruit stands, display racks or converted trucks or trailers
may be used for conducting any business.
CONSTRUCTION AND DESIGN
1. All buildings or structures shall be of masonry, metal or other fire resistant construction.
2. No building, addition or alteration shall be placed on any site until the plans and spec-
ification for same have been approved by GENERAL DEVELOPMENT CORPORA-
TION or by a committee appointed by the owners of record of a majority of the lots and
tracts.
SETBACKS
1. The minimum REAR setback on all lots or tracts shall be 25 feet.
2. The minimum SIDE setback on the street side of corner lots shall be 15 feet.
3. The minimum FRONT setback shall be 25 feet and 35 feet depending upon location.
