Dear Mr. Pope:
Please be advised that after review of your drawings for the proposed
paverrent extension of Stratton Avenue by our city engineer, the proposed
pavement appears satisfactory but the following concerns must be addressed
prior to construction.
1. The proposed pavement width at the property line, should be
noted on drawings. We believe Stratton Avenue, within Park
Place, has a eighty foot (80') right-of-way with twenty-two
feet (22') or twenty-four feet (24') width of pavement. With
the interconnection to U.S. #1 via Park Place, Stratton Avenue
IS a major collector through Unit 17 and Park Place. The City
should evaluate the section of Stratton Avenue through Unit 17
for right-of-way arid roadway width for compliance with the
thoroughfare plan.
2. Prior_ to construction, the construction drawings for the extension
to Park Place must be reviewed and coordinated with the drawing
submitted by General. Development Corporation to ensure the accurate
interface of construction details. It is recommended that the
asphalt roadway surface, required in both Unit 17 and Park Place,
be placed at the same time. This would require Park Place to
complete their base work as soon as possible.
3. The typical roadway crossection detail shows the centerline
of the swal.e three feet (3') off the property line. The invert
of north arid south culvert, at the intersection of Stratton
and Bristol are 22.4' arid 7.2.6' respectively. The top of berm,
along the property line, is elevation twenty-five (25) or a
2.5 foot grade difference. This means side slopes of 1 to 1.
vils is too steep to maintain easily. Consideration should
be given to this detail and a detail should be shown on the
prints. Also, consideration should be given for the transaction
of the berm off-site. Has this factor been approved by the
adjacent owners?
4. The southern culvert on Bristol Street should be increased in
length to forty feet (401) to match the original design roadway
section, unless consideration has already been given to Item 3 above.
Once the above has been adequately addressed and coordinated, we can
recommend approval of the proposed extension.
