Tax Positive Revenue
• Average homesite value of $190,000.00, (with a $25,000 homestead exemption) the
annual tax revenue anticipated is:
$ 7037500 PER YEAR / $ 150,000 to the city.
• This is over $14 million dollars in the next 20 years / over $ 3 million to the city. This
can be used for a variety of city uses.
• ..........And remember, this is from a project that has financed, built and will maintain
private roads, private drainage, and utilities.
• And all infrastructure is Privately maintained — there are no city tax dollars needed for
our roads, drainage or other long term maintenance costs
• The project will generate almost immediately, $ 1.89 million in impact fee revenue:
— Traffic impact fees: $900,000 $4,600.00/lot

Tax Revenue Comparison
• This site will be tax positive, and when compared to existing developments in the city,
the difference is clear.
• The city is repaving all of the Orange Heights roadways this week.
• The cost to the city is estimated to be $ 93,000.00 to repave 4980 If of roads.
However: Orange Heights Tax Revenue is:
$ 30,500.00 / year in property taxes ($6500.00 to the city)
No impact fees were ever paid.
• This development is tax negative, and it doesn't even consider other city services.
• Ashbury is a privately funded and privately maintained development. The city will not
be asked to fund any infrastructure or maintenance for this project.
• Over $700,000 per year ($150,000 to the city) and $1.9 million in immediate funds
from Ashbury alone. It is obvious that the city will have excess monies from this
project — it is tax positive...

I told her that we would do so, as we will consider any viable t-ropazty owed to = for
