Reference: Chesser's Gap
Dear Mr. Bostic:
The fifty-eight acre Chesser's Gap planned unit development is
situated near the geographic center of the City of Sebastian
adjacent to the intersection of C.R. 512 and Fleming Street.
Near this site, Fleming Street intersects with Vocelle Avenue
and both are considered collector streets in the City of
Sebastian. Indian River County proposes to extend the Fleming/
Vocelle collector from C.R. 512 to U.S. 1. The proposed
roadway would be three or four lanes in width and carry a
traffic volume of 15,000 vehicles per day at build -out of the
City. This connection was identified by the County in an
engineering study prepared by Keith & Schnars, P. A. of Ft.
Lauderdale, Florida. For your information, I am enclosing a
copy of plate number three from the Keith & Schnars study
indicating the proposed roadway laneage. According to the
Chesser's Gap plans, Fleming Street will be extended through
the approximate center of the fifty-eight acre development
and thereby create commercial tracks situated at the corner
of two collector streets.

Indian River County is in the final design phase of improvements
to C.R. 512. The first phases of the C.R. 512 improvements will
consist of widening to a divided four lane highway those portions
of C.R. 512 within the City limits. The intersection of C.R. 512
and Fleming Street will be a major intersection along the C.R. 512
corridor.
