Conceptual Plan

Engineer's Project No. 86-300
Dear Mr. Franco:
Enclosed are twelve (12) revised copies of the Conceptual Plan for
the subject project. This drawing has been revised in accordance
with your letter dated January 22, 1987, and the comments from the
Planning and Zoning Commission meeting of the same date. We shall
address each comment of your letter:
1. A vicinity map (location map) is detailed on the drawings.
2. The existing conditions of the site are depicted on the topo-
graphic survey prepared by James A. Fowler, Land Surveyor.
Copies of the survey were presented to the City during our original
submittal.
3. The conceptual plan has been addressed in the written portion
of our conceptual plan submittal. As discussed, on the telephone
yesterday, we will provide detail drainage calculations and
drawings during the preliminary phase of the project. The drainage
design will be in conformance with the established conceptual
plan.
The land use acreage and intensity for the proposed project
are indicated on our conceptual plan. The development has been
segmented by area, land use ie: commercial, professional office,
light industrial etc. and intensity.
4. An estimate of the overall parking is not required during the
conceptual plan. This will be established during the preliminary
phase of the project.
5. No comment.
6. Corrected.
7. Acknowledged.
8. Acknowledged.
I
