Per F.S. 171.044, enclosed please find a copy of the notice of public hearing in regard to a
proposed voluntary annexation of the property located at 13225 US Highway 1, known as
Shady Rest Mobile Home Park. The public hearing is scheduled for March 25, 2009.

NOTICE OF PUBLIC HEARINGS
FOR VOLUNTARY ANNEXATION, COMPREHENSIVE
PLAN LAND USE MAP CHANGE, AND REZONING
CITY OF SEBASTIAN, FLORIDA
The City Council of the City of Sebastian, Indian River County, Florida, has
received a petition for voluntary annexation, land use, and zoning amendments,
therefore proposes to adopt the following ordinances:
ORDINANCE NO. 0-08-01
AN ORDINANCE OF THE CITY OF SEBASTIAN, FLORIDA,
PROVIDING FOR THE VOLUNTARY ANNEXATION FOR
LAND CONSISTING OF 17.15 ACRES, MORE OR LESS,
LOCATED AT 13225 U.S. 1, KNOWN AS SHADY REST
MOBILE HOME PARK; PROVIDING FOR INTERIM LAND
USE AND ZONING CLASSIFICATION; PROVIDING FOR
CONFLICT; PROVIDING FOR AN EFFECTIVE DATE.

AN ORDINANCE OF THE CITY OF SEBASTIAN, FLORIDA,
APPROVING AN AMENDMENT TO THE COMPREHENSIVE
PLAN WHICH AMENDS THE FUTURE LAND USE MAP TO
DESIGNATE AN INITIAL LAND USE CLASSIFICATION OF
RIVERFRONT MIXED USE (RMI) FOR ANNEXED LAND
WITH A PRIOR COUNTY LAND USE DESIGNATION AS
MOBILE HOME RENTAL PARK, 8 UNITS PER ACRE
(NIHRP/M-1) FOR LAND CONSISTING OF 17.15 ACRES,

8) FOR LAND CONSISTING OF 17.15 ACRES, MORE OR
LESS, LOCATED AT 13225 U.S. 1, KNOWN AS SHADY REST
MOBILE HOME PARK; PROVIDING FOR REPEAL OF
ORDINANCES OR PARTS OF ORDINANCES IN CONFLICT
HEREWITH; PROVIDING FOR SEVERABILITY; AND
PROVIDING FOR AN EFFECTIVE DATE.
Second reading and public hearing of Ordinance 0-08-01 (annexation), second
reading and public hearing of Ordinance 0-08-02 (land use amendment), and second
reading and public hearing of Ordinance 0-08-03 (zoning amendment) will be held
on Wednesday, March 25, 2009, at approximately 6:30 p.m. in the City Council
Chambers, City Hall, 1225 Main Street, Sebastian, FL.
Following the public hearings, the City Council may adopt these ordinances to
annex the property as shown in the map below and generally described in the
ordinance titles above:

Interested parties may inspect the proposed ordinances and the complete legal
description of the property in the Growth Management Department at City Hall,
Monday through Friday 8 a.m. to 4:30 p.m. and may appear at the hearings and be
heard with respect to the proposed ordinances.
Any person who may wish to appeal any decision which may be made by the City Council at this
hearing will need to ensure that a verbatim record of the proceedings is made which record
includes the testimony and evidence upon which the appeal will be based. (286.0105 F.S.)
