Project Description a. Narrative of proposed action: A site plan modification has been submitted for 1109 Indian River Drive. Previously, a site plan was approved by the Planning and Zoning Commission in 1998 to operate a raw bar & deli, and rental of boat slips. Over the years the site has expanded to include outside seating, a deck and bandstand, and recreational areas. Overflow parking was available on the property on the west side of Indian River Drive, which is one parcel with the property on the east side and included a small vacant residence, which has since been demolished. The parking lot was never formally engineered or approved. Presently, the applicant wishes to expand and add a small bar area to the building currently being used for storage. The proposed site plan addresses all uses of the current operation, including the proposed bar expansion, and provides the required parking needed to bring the site into compliance. b.
