Subject: Model Home Parking Lot Bond
Hello Ms. Stenger — In regards to our telephone conversation on Monday, 10/8/08, and after discussion with our
Director — A cash bond of $2500, which is half of the estimated cost of construction, will be required for the
parking area Tor tnrp'roposea mlydel home at J 87-StonyPoint Drive located in Sebastian River Landing. The
bond will be deposited into an escrow account and remain there until Trie mooll HOME 15710 151 qJ01 OCUM-11b a
model, or the conditional use permit is not renewed. At that time the parking area and all model signage will be
required to be removed, and the bond will be returned. If the parking area is not removed within a time specified,
the bond monies will be used by the City to bring the parking area back to vacant lot status.
A revised survey for the parking area is also needed depicting the correct design standards for the additional
parking spaces and drive aisle as we discussed on Monday. Credit for the H/C parking will be in the existing
driveway. A magnetic H/C sign can be used and posted on the garage door. Striping is not required. A
driveway permit will be needed for the driveway cut and apron for the vacant lot being use as the parking area.
If we can receive these items withn the next week, we can schedule your conditional use permit hearing before
the Planning and Zoning Commission on Thursday, November 6h.
