SUMMARY
Collier Club is a Planned Unit Development (PUD) located east of Roseland Road, south of the
Sebastian Airport, West of the Golf Course and North of Main Street. The development will
consist of 455 single family homes and will be developed in four phases. The final plat for
approval is Phase 1. This phase of the project is to plat 59 single family lots, recreational and
stormwater tracts, landscape buffer tracts, and reserve tracts for future development. Generally,
the first phase of the project is to plat the land located between Roseland Road and Collier Creek.
The developer, On -Site Management Group, Inc., has constructed a majority of the
improvements including, roads, stormwater facilities, and water and sewer utilities. The City
received from the developer's engineer a certified letter of the status of the construction. Because
the improvements are not 100% complete, the developer is providing the City a letter of credit in
the amount of $41,555.50 which is 110% of the value of the uncompleted infrastructure.
Therefore, the status of the construction with the letter of credit is acceptable assurance to allow
recording of the final plat. The plat map has been reviewed by the city staff and has been
reviewed by an independent surveyor. Collier Club, Phase 1 meets with all of the state and local
requirements is ready for recording.
