The state has found several items of the City's comprehensive plan to be in non-compliance but, none of these issues relate to any of the changes in our land use map. Specifically, Doctor Fischer's petition for land use amendment and rezoning (Ordinance 89-30 and Ordinance 89-31) has been received and reviewed and the state has no objections to the proposed land use and rezoning change from the county's designation. Therefore, would you please have Ordinance 89-30 and Ordinance 89-31 set for final public hearing and action for its adoption. Thank you. ordin 8 oZ OSS ordin.doc Pkk y City of Sebastian Engineering & Public Works Mr. David Fischer March 14, 1990 Mr. Fischer, As per our conversation of March 12, 1990 in reference to the Vickers Subdivision. I am very concerned about the effects of having the Vickers Subdivision connecting to our exsisting development being, ( Sebastian Highlands) for the following reasons: 1. Sebastian Highlands is not yet built to its capacity. There are about 150 lots that have not yet been developed, in the area of Lance St. 2. Considering that the proposed subdivision will have single & multi -family dwellings, also about 28 acres of Industry, which is being built at present, it is obviously going to create unforseen traffic hazards. The Sebastian Highlands present development was not built to accomadate this increase in capacity & diversity. Light Industrial traffic is directly connected to residential streets, creating the possibility of entering the Highlands even though the expected route is Vickers Road (99 St.) exit via U.S.1. I am sure it will be a very nice subdivision when it is completed, I just feel we have to take the above into consid- ration. 1 Thank You, Corinn VanBuskirk 4 20A-10 2 SEBASTIAN LAND DEVELOPMEij NT CO 4- Exterior lighting.
