Since the project is located within a PUD, the site plan requires City Council approval. The site plan should be given consideration that it is in accordance with, or that it meets the intention of, the previously approved revised conceptual plan for the PUD development. The proposed development, located on the southeast comer of the intersection of Fleming Street and Sebastian Boulevard/CR 512, includes the demolition of an existing Exxon gas station and canopy followed by construction of a three - unit, 13,144 SF retail building, associated parking, water/sewer service, drainage, and landscaping. Access to the site will be accomplished from existing entrances on Sebastian Boulevard and the adjacent Elks Lodge site. Proposed stormwater drainage will be accomplished via a tie-in to the existing Chesser's Gap master stormwater system as approved by SJRWMD. The Planning and Zoning Commission at their regular meeting on Thursday, 21 September 2017, recommended approval of the site plan with two conditions. Those conditions are stated within R-17-36.
