8171-1 MEETING THE QUESTION OF GRANDFATHERING IN WAS RAISED.
MR. THOMPSON INDICATES HE IS SATISFIED AFTER READING THE
ATTORNEYS LETTER. MR. FULLERTON ASKS ATTORNEY HOW THE
GRANDFATHER CLAUSE IS APPLIED ON A CASE BY CASE BASIS.

UNDER DISCUSSION MR. THOMPSON SAYS THE MOTION SHOULD INCLUDE
THE THREE STANDARD CONTINGENCIES FROM CITY ENGINEERS LETTER.
IRC HEALTH DEPARTMENT APPROVAL
IRC TRAFFIC IMPACT FEES PAID
IRC APPROVAL OF CURB CUT
MORE DISCUSSION RESULTS IN THE MOTION INCLUDING ITEMS
4 -LISTED IN THE CITY ENGINEERS LETTER DATED DECEMBER 18TH,

MRS. TAYLOR AGREES TO AMEND HER MOTION, MR. THOMPSON AMENDS
THE SECOND.
MR. KRULIKOWSKI SAYS HIS ONLY CONCERN IS UNDER THE NON-
CONFORMITY SECTION REGARDING SINGLE FAMILY DWELLINGS ONLY.

BE ADDRESSED WITH THE NEXT STEP DURING THE PRELIMINARY PLAN.
SECRETARY GIVES A DESCRIPTION OF RO8ER8 INTENTIONS TO
THE BOARD.
MR. MAHONEY ASKS ABOUT THE FLEMIN8 STREET EXTENSION.
MR. MAHONEY ASKS ABOUT THE LOADING DOCK. ATTORNEY PALMER SAYS
IT WAS MOVED DURING THE PRE -APPLICATION CONFERENCE SO IT
WOULD NOT BE ON THE MAIN THOROUGHFARE.
A FEW MORE MINOR QUESTIONS ARE DISCUSSED.
CHAIRMAN ADVISES COMMITTEE THAT ONE LETTER OF DISAPPROVAL HAD
BEEN RECEIVED.
MR. THOMPSON MADE A MOTION TO RECOMMEND APPROVAL OF THE
CONCEPTUAL SITE PLAN DATED JANUARY 21, 1987 FOR CHES8ER GAP
REZONING AREA CONSISTING OF 58.9 ACRES SUBJECT TO ITEMS 1,2'
3' 6' 7 AND 8 OF THE CITY ENGINEERS LETTER OF JANUARY 22'
1987 AND FORWARD IT TO CITY COUNCIL FOR APPROVAL.
SECONDED BY MR. MAHONEY.
