Chairman Mather called the meeting to order at 7:00 pm.

A. Accessory Structure Review - Section $4-2-7.5.C.7 - 520 Carnival
Terrace - Victor Smith - 14' X 28' detached accessory structure
(Victor Smith was not present and the Commission went on to the next item on the
agenda.)

B. Site Plan Review - Modification - Kelly Office Building - 821 U,S.#1 -
Parking & Landscaping
Mr. William McCain of W.F. McCain Associates, Inc., Veto Beach, FL, was present
representing the applicant, and gave a presentation. He requested some latitude
regarding the landscaping on this site.
Tracy Hass gave staff presentation noting that the applicant has been requested to bring
this property into compliance as much as possible considering the small size of the site.
He noted that there may not be enough space to install the required number of trees,
and asked for the Commission's indulgence in this area. He also noted that special
attention will be given to the sign design so that it does not impede traffic visibility.
Tracy addressed the conditions contained in the staff report and requested leniency in
the landscape plan.
In response to a question from Mr. Barrett, Tracy recommended changing condition #1
to indicate use of a couple of canopy trees and one or two under-story trees on U.S. #1,
and remain flexible with staff approval..
There was further discussion on this site. It was noted that foundation plantings will not
be possible because of the concrete.
Staff recommended approval with the conditions in the staff report, #1 having been
changed.
MOTION by Barrett/Carbano
i would make a motion that we approve the modification to Kelly Office Building
with respect to the staff's recommendations 1 through 3 as listed, with the
modification to number 1 that number 1 remain flexible under staff's direction.

Jan King gave staff presentation, which recommended approval.

There was discussion on the bath included in this structure.

I'd like to make a motion that we accept the accessory structure at 520 Carnival
Terrace.

MEMBERS MATTERS:
There were inquiries about Taste O Philly, Ameron Homes, the hangar at the airport, the
blue awning lying on the ground along U.S. #1, and the shed at Giuseppe's on CR 512.
Tracy gave information on activitieS at the airport, and responded to the above listed
issues. He agreed to check on the blue awning, and Jan agreed to check the shed.
