Chairman Barrett called the meeting to order at 7:01 PM.
The Pledge of Allegiance was said.

A. Accessory Structure Review - Section 54,2-7.5:
1. 218 Periwinkle Drive - 12' X 20' Shed - R. Greer
Mr. Robert Greer, 218 Periwinkle Drive, Sebastian, FL was present and gave a brief
presentation. He stated that there would be no windows and no electricity in this shed.
Jan King gave staff presentation and verified the color with the applicant.
The subject of architectural relief was raised, and Mr. Greer indicated that he will be
installing a 6-foot fence from Starfish Lane toward the rear of his house, and noted that
there are some trees in that area. He also indicated that there will be double doors on
this shed.
MOTION by Smith/Rauth
i make a motion we approve the 12 X 20 pre-fab shed located at 218 Periwinkle
Drive.

2. 801 Montrose Avenue - 30' X 30' Detached Garage - A. Arma
Mr. Alberto Arma, 801 Montrose Avenue, Sebastian, was present and gave a brief
presentation, noting that the garage will only be used for storage, and will not have
electricity or water.
Jan King gave staff presentation noting that the proposed height is higher than the main
house. This issue was discussed at length, as well as driveway permits, fencing, and
color. Mr. Arma indicated that the existing shed will be removed.
MOTION by Smith/Mahoney
I'll make a motion we approve the 30 X 30 detached garage to be located at 801
Montrose Avenue with the conditions that the existing shed be removed, the
driveway on Laconia will be abandoned, and a new driveway application will be
submitted for Montrose Avenue.

Mr. Svatik noted that he may be absent any of the next two (2) meetings.
Ms. Monier asked if the architectural comments are being turned in tonight. Chron.
Barrett reminded all Commission members to submit their suggestions about the design
criteria for the overlay districts. There was a brief discussion on this issue.
Ms. Carbano inquired about the status of the paint colors at Capt. Hiram's on Indian
River Drive.
Mr. Mahoney inquired about what appears to be an extended parking area at Capt.
Hiram's on the east side of Indian River Drive, marked by railroad ties.
