• The undersigned, FAYE S. COBB, as Owner of Lot 1, Block 283, Sebastian
�0 z Highlands, Unit 11, according to the plat thereof, as recorded in Plat Book 7, Page
Qca 56 of the Public Records of Indian River County, Florida and Grantor, does hereby
create an easement over that property described in attachment "A" attached hereto
for the purpose of allowing access to the well located in the easement area to the
owner of Lot 28, Block 283, Sebastian Highlands, Unit 11, according to the plat
thereof, as recorded in Plat Book 7, Page 56 of the Public Records of Indian River
County, Florida.
The Grantee shall have the right of access at all times to the easement
area for the purpose of transmitting water from the well, replacing, repairing, and
maintaining the well and water lines, and to clear and mow the area of grass,
undergrowth, trees, bushes, and to remove and keep clear of obstructions, or
buildings or structures or other improvements that might interfere with or impede
the flow of water from the well to the Grantee's property, being Lot 28, Block 283,
Sebastian Highlands, Unit 11, according to the plat thereof, as recorded in Plat
Book 7, page 56 of the Public Records of Indian River County, Florida.
This easement shall. run with the land described as Lot 28, Block 283,
Sebastian Highlands, Unit 11, according to the plat thereof, as recorded in Plat
Book 7, page 56 of the Public Records of Indian River County, Florida, and shall not
be separable from the land or transferable to anyone other than the owner of Lot 28,
described above and any attempt to separate it or transfer it to another, other than
the owner of Lot 28 shall extinguish the easement.

A five (5) foot wide easement lying two and one-half (2.5) feet on each side of the
following described centerline: commence at the Northeast corner of Lot 1, Block
,�. 283, Sebastian Highlands, Unit 11., as recorded in plat book 7, page 56C, Public
Records of Indian River County, Florida, said Northeast corner also being described
as the intersection of the common lot line between Lot 1 and Lot 28 and the
Southerly right-of-way line of Carnival Terrace; thence run S 34 degrees 20 minutes
20 seconds East along said common lot line of Lot 1 and Lot 28 a distance of 23.85.
feet to the point of beginning of the aforementioned well easement; thence run
North 69 degrees 45 minutes 47 seconds West a distance of 16.0 feet to the terminus
of said easement.
