RFP 21-06 “AS-IS” SALE OF CITY-OWNED PROPERTY

TO ALL PROSPECTIVE PROPOSERS:
For the above referenced project, take note of the following revisions, additions, deletions, clarifications, and
questions/answers etc. relative to the RFP, which in accordance with the Contract Documents shall become
a part of and have precedence over anything shown or described otherwise.
Revisions
1. Are there differences in setbacks if developing residential or commercial uses? Which do we use if developing a mixed
use project? In accordance with Sec. 54-2-5.5 Commercial Waterfront Residential District (CWR), setbacks are as
follows:
Front Setback for Commercial are 0’ when sidewalk, curb and gutter are proposed; Nonresidential uses
without sidewalk, curb and gutter are 10’,
Residential use only is 25’.
Side Setback: Nonresidential is 5’, except 10’ when abutting a residential district or use. Residential uses
require 15’ plus 1’ for each additional 2 feet in height above 25’
Rear Setback is 10’ for non-residential, except 30’ when abutting a residential district or use. Residential
Uses require a 20’ rear setback.
2. What is the grandfathering threshold for the buildings? Any new build will require conformance to current code.
Variances will be considered a case by case basis in accordance with LDC Sec. 54 -1-2.5(c).
3. What is the minimum sq. ft. size for a commercial unit? In accordance with Sec. 54-2-5.5 Commercial Waterfront
Residential District (CWR), permitted uses allow for up to 5000 sq. ft. of commercial retail.
Questions concerning this RFP should be emailed no later than Friday, June 11, 2021. All questions and
communication regarding this RFP shall be directed ONLY to the Contact Person at
lfrazier@cityofsebastian.org Contact by a Bidder (or anyone representing a Bidder) regarding this RFP with the
City Council or a City employee/representative other than the point of contact listed above, is grounds for
disqualification.
All other documents, specifications, drawings, terms and conditions remain the same.
