Dear Mr. Hall:
We hereby ask the consideration of the Variance Committee
for a variance on the following lots in the Sebastian High-
lands Twin Lakes section:

Lot

Manchester - E
The above mentioned homes are both three bedroom two bath
models and require slight variance of the ten foot side set-
back requirements.
The Highlander model is 59 feet wide, which when centered on
a 75 foot wide lot leaves a 9 feet 6 inch setback on either
side.
There were various factors considered in placing these homes
on these particular lots. As you can see by the attached plat
map these homes have been scattered throughout the Twin Ickes
section so as not to have the same models being placed too close
to each other. Also in considering the overall appearance of
the community they will all have different exterior colors.
These particular models were picked in order to help upgrade the
entire area.
Another factor that we have considered is that we have tried to
place these homes on lots that are currently being serviced with
central water and sanitary sewers. Otherwise, it would have been
necessary to build these homes on lots with septic tanks.

The enclosed drawings will show that in most instances there
will still be at least 20 feet between homes. In other situ-
ations where there is not 20 feet the purchaser will own both
houses on eigher side thereby not infringing upon any other
neighbor. In one case, namely between lots 24 and 25, block
416 it will be only 4 inches short of 20 feet. Between lots
26 and 27, block 416, it is only 14 inches short of 20 feet and
only 30 inches short in block 418 between lots 4 and 5•
We feel that it is of particular importance to place these two
higher priced homes on Canal Circle in Block 416 as they will
be across from Schumann Lake which will be in the $35,000 to
$45,000 price range, thus eliminating the possibility of lower
priced homes being built in this area.
We would be most happy to meet at a mutually convenient time
with the Variance Committee to answer any questions.

MEMORANDUM
TO: MEMBERS OF THE BOARD OF ADJUSTMENTS
FROM: LARRY T. HALL, CHAIRMAN
RE: SPECIAL MEETING
Request has been received from General Development Corporation
for a Variance on Lot 4, Block 418, Lot 5, Block 418, Lot 2,
Block 415, Lot 6, Block 415, Lot 27, Block 416, Lot 25, Block
416, Sebastian Highlands Subdivision for a Variance of side -
lot line set -back requirements.
In order for us to properly consider this matter, I am calling
a meeting of the Board of Adjustments for Friday morning,
November 24th, 1972 at 8:30 A. M. in the conference room of
The Sebastian River Bank.
If you are unable to attend this meeting, please let me know
so that I can be sure a quorum will be present.

Dear Mrs. Phelan:
The meeting of the Board of Adjustments was held November 24, 1972
at 8:30 A. M. in the Conference Room of The Sebastian River Bank.
Present were members, H. N. Broyles, John Maya, Dan Pottinger and
Chairman Larry T. Hall.
On being called to order the Board was presented information pro-
vided by General Development Corporation asking for a variance in
aide set -back requirements on Lots 4 and 5, Block 418, Lots 2 and
6, Block 415 and Lots 25 and 27, Block 416, Sebastian Highlands
Subdivision.
After reviewing the proposed sight plane and listening to a summary
presented by Mr. Bill Bevin, Manager, General Development, Sebastian
Highlands and after discussion by members motion was made by member
Mays and seconded by member Pottinger that the variance be granted.
The basis for granting the variance is that there were a total of
10 houses being sold to one individual as rental properties. In
order to space these houses throughout the Subdivision so as to
enhance the esthetic value, these variances were needed. Also by
granting these variances these houses can be built on lots that are
provided with sewer and water, wiich is also a valuable asset for the
ecological balance.
In granting these variances, the Board wishes to make it clear that
they are not setting a precedence for later variances.
