Dear Colonel Jordan:
The Company is planning to construct five new model homes on
Lots 9 through 11 in Block 418, Unit 9, known as the Twin
Lakes Section.
In scheduling the different elevations and floor plans for
the area, we have included the Buckingham model on lot 11
in order to enhance variety in elevations (grouping attached).
Realizing that the side set backs are ten feet on each lot,
thereby minimizing the distance between homes at twenty feet,
we respectfully request that since the Buckingham model,
because of its length, be given consideration by the Board
of Adjustment with a set back of eight feet on each side.
Because the model homes to be built on each side north and
south of the Buckingham have been placed twelve feet from the
side lot line we are able to maintain a minimum distance
between houses of twenty feet which the ten feet set back
line, in effect, accomplishes.
I believe that this new model will be a handsome one and an
asset to the community because of its location the the group
selected.

MEMORANDUM
TO: Members of the Board of Adjustment
FROM: Larry T. Hall, Chairman
RE: Special Meeting
A request has been received from General Development Corporation
through the City Clerk, for a variance on Lot 11, Block 418,
Sebastian Highlands Subdivision for a variance on side lot line
set -back requirements.
In order for us to properly consider this matter, I am calling
a meeting of the Board of Adjustment for Friday Morning, June
^ 23rd, 1972 at 9:00 A. M. in the conference room of The Sebastian
River Bank.
If you are unable to attend this meeting, please let me know so
that I can be sure a quorum will be present.

Dear Col. Jordan:
A meeting of the Board of Adjustment was held June 23, 1972
at 9:00 A. M. in the conference room of The Sebastian River
Bank.
Present were members: Bill Betz, H. N. Broyles, John Mays,
and Chairman Larry T. Hall. Absent was member Dan Pottinger.
i1 on being called to order the Board was presented information
provided by General Development Corporation asking for a
variance in side set back requirements on Lot 11; Block 418,
Unit 9, known as the Twin Lakes Section, Sebastian Highlands.
After viewing the proposed site plans, a motion to deny was
made by member Mays, motion was seconded by member Broyles.
The vote was unanimous that the request be denied.
The basis of the denial is that the Board is of the opinion
the planning of house sizes on their present lots is not
consistent with zoning requirements of the City of Sebastian.
The Board further recommends that certain sections be replated
to accommodate larger houses. It is also the opinion of the
Board that a variance on Lot 11 would be restrictive on
prospective purchasors of the adjoining lots should they desire
a variance at a later date.
