There are 27,289 vehicles with one market tunnel competitor (coming). They will be the express model, and they will offer monthly clubs, making it more challenging to take market share from them. The closest out of market competitors are 16+ miles away, so the market may be a little wider. The demographics profile mid -aged families and retirees with some discretionary income. The working population is well below our benchmark (retiree population is 39.7%), and the unemployment rate is above the national average (5.6%), this could affect discretionary spending on non -essential items like car washing. Only 14% of this population base are renters, leaving more "driveways" to compete with. The driveway is still one of a professional car washes biggest competitors. This area is trending marginal 4.3% growth in population and strong 18.0% growth in income over the next 5 years, so it is essentially a mature market. This market has a wide range of incomes, around the location household incomes are also a range. . Household Income Mop This location has strong weekly needs retail draw to the area in the Walmart Supercenter and Publix in addition to the other retail in this corridor. Car wash visibility is good from both directions of travel. The access is easy in/out for the northbound traffic pattern. A left turn on/off the site will require a u- turn because of the median divider, this can be a limiting factor. The traffic volume in front of the car wash is good and this traffic pattern is mostly local in make-up. As the only car wash currently in the market, you will have market recognition and a customer base to build on. There is competition coming, they will have to take your market share from you. The viability of that car wash project will be determined by the customer experience and finished product you are giving your customer. If you can lock up this market with monthly clubs and not give them a reason to leave, you should do well. However, the limited "free vacuums" and footprint may be frustrating for your customers opening you up to a competitor. We wish to change oX-mend the Sebastian City Ordinance in regards to food truck parking in the city. Currently, the local ordinance states: Land Development code City of Sebastian, FL Sec. 54-2-3.6. - Procedures and criteria for mobile food establishments. (4) Mobile food establishments are permitted on each property a maximum of no more than two days per calendar week. The original ordinance appeared to be targeted at .:." Mobile food establishments conducting business in conjunction with a city -sanctioned event or activity, or events held on city -owned public property" (LD code City of Sebastian, FL) ... That's not the same as running a business throughout the week. While the trucks are on wheels, the business model of our trucks doesn't lend itself to mobility. We are more like stations. Across our nation, Food Trucks provide an essential service to our community. The Boom of the food truck industry since 2008 has only been possible as they complement the food and beverage scene, across the Country, and offer a unique and versatile service. There are over 35,000 food trucks in the United States with over 30,000 employees, generating over $2B+ in revenue per year. The food truck industry. has experienced an average growth at 5.4%, outgrowing the overall commercial restaurant industry. Food Truck fans cited the fast -serving times, convenience, high -quality, food safety and low price of the food truck service experience as reasons for supporting them. (Source: National Food Truck Association) When we are forced to move every night, it's a two hrs. process of shutting down everything (refrigerators, stove, frying equipment, etc., oil needs to cool down to be safely transported, meats and produce loose temperature during this time) and getting set up again in the morning is an even longer process, usually two -to -three; hours to cool down refrigerators, bring in produce and meats, and make sure that food preparation is safe. All together it is a two -to -five hour process every day just to run our business. The cost of this is egregious. Please help us change this ordinance to allow Food Trucks to park at the same location at least 4 days of the week as long as they comply with all other rules and applicable regulations, as it is in the Cities of Fort Pierce, Palm Bay, Melbourne, just to name a few, so that we all can enjoy the good food and service offer by food trucks at the same location every day.
