REVISED DUE DATE: Please note the due date for this solicitation has changed. Please see below for the revised due date. SECTION I: CLARIFICATIONS The Scope of work is being revised. Contractors shall provide pricing to complete the North office space only. The South office will be completed by the hangar tenant. The rooms removed for the scope of work, Per page 10 (Sheet A1.0) of Attachment A, are: • Room 100 (Simulator Area), • Room 101 (Office #1), • Room 102 (Office #2), • Room 103 (Breakroom), • Room 104 (Utility Room), • Room 105 (R.R.), and • Room 106 (R.R). Question: Is Value Engineering Acceptable on this project? Answer: No 2. Question: In the ITB document, on page 5 of 40; the second line item in the Bid Checklist reads “complete Electronic PDF qualification submittal”. Please explain further what we are required to include for this check list line item. Answer: The “Complete Electronic PDF qualification submittal” is the contractor’s bid submittal. The submittal includes the forms, contractor licenses, bid bond, price sheet, and any other applicable documents per the checklist . 3. Question: In the ITB document, on page 6 of 40 section 1.3.7 states the Bidder shall provide a copy of their Business Tax Receipt if their business is located in Sebastian FL or Indian River County, but page 15 of 40 section 2.33 states that Contractors must show their current Business Tax Receipt. Please clarify this discrepancy as required only if the business is located in Sebastian or Indian River County or do all Contractors need to submit a Business Tax Receipt? Answer: Business Tax Receipts are only required from contractors in Indian River County. 4. Question: Is there any federal funding being used for this project? Answer: No. 5. Question: Is the Construction Site easily and readily accessible? Answer: Yes. 6. Question: Will Bidder/Awarded GC have access to gate operations during construction or will Bidder/Awarded GC rely on City to open? Answer: The awarded bidder will have access to the site, and will not need to rely on the city for access. 7. Question: Please Confirm there is no new drywall ceiling and it is all new acoustical ceiling. Note 1 on the RCP describes gypsum ceiling, but the RCP Floorplan and Finish Schedule note that all new ceilings are to be Acoustical Ceiling System. Answer: All new ceilings shall be acoustical ceiling tile. Finance Department Procurement Division 1225 Main Street Sebastian, FL 32958 (772) 388-8231 24-14-ITB Addendum 1 Page 3 of 6 8. Question: What is the ceiling Height of Training Room #4 in the North Bay. It is not labeled on the RCP. Answer: The ceiling height in the Training Room directly to the North of the Reception Office is 8'-0". 9. Question: Sheet A1.1 notes an elevation view labeled 8:A4.0. But there is no elevation 8 shown on Sheet A4.0, please clarify/confirm this elevation should be Elevation 3:A4.1 (the elevation for the acoustic wood slat wall is opposite the cabinetry in the Reception Area) Answer: The Elevation tag should read 3/ A4.0. 10. Question: On Sheet A0.1 the Typical Wall Sections for P1, P3, P4, P5, P6, P7, P8, and P9 all say Exist. 3 5/8” 22 GA MTL Stud Wall with Studs @ 16” OC. Please confirm/clarify that these are mislabeled as Existing and are in fact New walls per the Floorplan and Notes on Sheet A1.1. Answer: Partition Type P-1and P-3 are the only Partition that is associated with existing metal stud framed walls. 11. Question: What size is the Required Fill In for the Fire Rated Wall between the Hangar and Simulator room in the South Bay? Answer: The South Bay has been removed from the scope of work. 12. Question: Please clarify ceiling height elevations on cross sections on sheet A3.0 as they are both labeled as 8’-0”. Answer: The upper tag should read 12'-0" 13. Question: The Door Schedule calls for the Existing Restroom Doors to be Type C doors which is described in the Door Opening Elevations as a Hollow Metal Door in a Hollow Metal Frame, but the pictograph for Type C shows a Glass Insert. There is no mention of glass in the door schedule for these doors, so is the pictograph an error showing glass and are the Existing Restroom Doors to Remain as-is? Answer: The restrooms are existing and not a part of the scope of work. 14. Question: The Existing Corridor in the South Bay does not have a corresponding Room Number. Question: Will this corridor have Epoxy Flooring the same as the Simulator Room and New Breakroom or is it to remain as existing the same as the Restrooms and Utility Room? Answer: The South Bay has been removed from the scope of work. 16. Question: The Door leading to this corridor is labeled as Door 103A which in the Door Schedule is an Existing Door, but the walls the door is located on are hatched as new walls per sheet A1.1. Is this a new door or is it an existing door that will be provided on site by the City and be reused? Answer: The South Bay has been removed from the scope of work. 17. Question: Please clarify Note 7 on the Door Schedule and if it is applicable to this project. Answer: Note 7 is not applicable for this project. 18. Question: The Architectural Plans show an HVAC platform above the Corridor in the North Bay to support the AHUs, but Mechanical Plan Note 4 States Suspend AC Unit From Structure-See Detail. Answer: The AHU's for the FBO shall be installed on the platform and not suspended from the existing structure. 19. Question: Please confirm discrepancy, is it to be supported on the platform or suspended from ceiling? Answer: Refer to question 18. 20. Question: If it is to be suspended from ceiling, please provide detail per note 4 on the Mechanical Plans. Answer: Refer to question 18. 21. Question: Per the power point presentation please confirm the Corporate Resolution is not required to be submitted if the Bidder is registered on SunBiz.org. Answer: Per the Contact Information Sheet, Page 28, “Each bid submittal must include the signature of an officer or employee having authority to bind the contractor in the space(s) provided. If the individual is not listed on Sunbiz.org, a Corporate Resolution shall be provided. If a Corporate Resolution is not provided with the bid submittal, the bid submittal shall be marked non -responsive.” Finance Department Procurement Division 1225 Main Street Sebastian, FL 32958 (772) 388-8231 24-14-ITB Addendum 1 Page 5 of 6 22. Question: Please clarify the specifications for the Acoustical Ceiling Tile Required. The General Notes Section 09510.21 and 09510.22 on Sheet G1.4 contradicts the Finish Schedule callout ACT-1 on Sheet A6.0. Answer: Use the Ceiling Tile Specified on sheet A6.0 23. Question: The Door Schedule on Sheet A5.0 calls for Wood Frames for Door Type D and Door Type F, but the Door Elevations for Type D and Type F call for Hollow Metal Frames. Should these door types have Wood Frames or Hollow Metal Frames? Answer: The frames for Door Types D and F should be hollow metal frames. 24. Question: I need clarification on sprinkler system. I was told that if the system is monitored. Answer: Yes, it is a monitored system. Original installer was A.B. Fire Equipment of Pompano, 800-448-4461, 772-467-0080. But ADS, now Vector, handles the monitoring and maintenance inspections. SECTION III: REVISIONS TO THE SCOPE OF WORK Page 5, SCOPE OF WORK, shall be amended to read: 1.1 SCOPE OF WORK The City of Sebastian is requesting bids from qualified and well-established contractors to construct office spaces in two (2) wings of Hangar D at Sebastian Municipal Airport. This project includes major remodeling to an existing area in a 15,000SF metal building structure to create air-conditioned space for classrooms and offices. Please refer to the plans in Attachment A and Attachment B for additional details on the scope of work to be performed.
