SECTION I: CLARIFICATIONS • N/A SECTION II: QUESTIONS 1. Question: How much clearance will be provided in the Hangar Area to perform the work required to create the opening in the wall dividing the Simulator Bay and Hangar? Answer: The aircraft will be removed, and an open area of 20’ x 20’ will be provided with access to the roll-up door. 2. Question: Will the area in the Hangar be free of contents and not require content manipulation and protection by the GC during construction? Answer: Yes. 3. Question: Will the awarded GC be responsible for removing and reinstalling the X-Bracing on the hangar side of the wall? Answer: Yes 4. Question: Will the Simulator be moved into the area during construction or will the awarded GC need to return to fill in the area after all other construction has been completed? Answer: The simulator move shall be the last phase of work, providing the opening for the tenant to move the unit in, followed by immediate closure again. 5. Question: If the simulator will be moved into the area during construction will the tenant be responsible for protecting the simulator until construction has been completed or will the awarded GC be responsible to protect the simulator? Question: Regarding Electrical Lighting Plan: The scope of work provided by the City conflicts with the electrical lighting plan. Please clarify if the GC should quote per the Scope or the Plans. Question: The scope of work in the ITB for the Kitchen/Breakroom includes Sink/Water Piping Plumbing. Will the scope be revised to note the plumbing to the Kitchen/Breakroom Sink is already in place? Answer: The sink is on hand and needs to be mounted on the countertop. Then plumbing connections are required underneath and next door in the utility room. Piping between the two is in place. 8. Question: The scope of work provided by the City requests for baseboard with quarter round, painted; but, the plans specify 4” black rubber base. Please clarify if we are to price per the scope or the plans. Answer: Baseboard with quarter round, no black rubber cove base. 9. Question: If the City prefers wood baseboard, please specify size and type/style. Answer: 6” baseboard, non-wood, with quarter round in the 2 offices. 10. Question: Existing drywall needs to be removed for framing/electrical and data inspection? Answer: No. All existing walls are still open for inspection as needed. 11. Question: Please confirm location for Network - 2 ea. Cat 5 Connections. Answer: This requirement has been removed from the scope of work. 12. Question: Grid Specification Needed (or We can assume 15/16 grid white) Answer: 15/16 grid White 13. Question: What type of tile 2x2 acoustical panels? Answer: Standard recessed acoustical panels, white 14. Question: Provide specifications for 2x2 LED ceiling lights. Answer: LED Basket Troffer. 120-277v. White Finish. 20-25W. 15. Question: Can you provide a drawing with existing fire sprinkler heads? Answer: The floor plan has been provided. The life safety plan will be provided to the awarded bidder. 16. Question: For the HVAC unit already installed, it is assumed that all work is complete and the warranty for this installation is not the responsibility of the new contractor, nor is the product warranty. We would only be responsible for the duct work? Answer: Correct. The contractor shall secure duct work, diffusers, and intake plenum to finish. Question: It is assumed that the wall base will be johnsonite 4” black. Answer: No. Please refer to question #9. 18. Question: Where is quarter round required? Answer: Quarter round is required in both west offices. None in the breakroom or simulator area 19. Question: Clarification is needed, the plan shows CPT (Carpet) and scope of work 20x20 porcelain grout. Answer: No porcelain, Luxury Vinyl Tile (LVT) or carpet. 20. Question: Is bracing needed for existing framing? Answer: No. 21. Question: Provide additional details for 4x4 Window Overlooking Simulator Bay. Answer: Simple framed glass viewing window, non-opening and no obstructions 22. Question: What type of framing and area and height (exterior wall). Answer: Same height as interior walls, framed and sheetrock 23. Question: More information is needed on this detail to create a 9x9 opening that meets fire rating. Answer: What information or questions do you have about the opening? We need specific questions regarding the information provided in the scope and the information provided on the plans. 24. Question: In the case of pre existing job there's no active permit as it was done by tenant but tenant will create it and close it so in case anything was improperly done then we will not be responsible? Answer: Correct. 25. Question: Provide preexisting floor plan. Answer: The Hangar D Floor Plan & Tenant Spaces Drawings have been uploaded to VendorLink. 26. Question: We recommend 120 days for substantial. Answer: The substantial completion and final completion dates will not be altered. 27. Question: Is a bid bond required for this project? Answer: Yes. Based on the dimensions, cross members support may need to be removed and reinstalled. Answer: 9x9. 29. Question: Height of the exterior walls in the Simulator area for insulation and drywall Answer: see question #22. 30. Question: Will staff be working during the renovation?
