AN ORDINANCE ANNEXING FOUR PARCELS OF LAND:
PARCEL A LOCATED IN THE NE 1/4 OF THE SE 1/4
OF SECTION 20, T 31 S, R 39 E AND GOVERNMENT
LOT 4, SEC 21, T 31 S, R 39 E, LESS PORTIONS
THEREOF; PARCEL B AND C BEING A PART OF THE
SOUTH 1/2 OF GOVERNMENT LOT 2, SEC.21, T 31 S,
R 39 E; PARCEL D BEING THE SOUTH 150 FEET OF
NE 1/4 of SE 1/4 of SEC 20, T 31 S, R 39 E.
WHEREAS, the sole owners of that certain parcel
of property described hereinafter have petitioned the
City of Sebastian to voluntarily annex this property; and
WHEREAS, the City Council finds and determines
that the area proposed to be annexed is contiguous to
the City of Sebastian, and will not result in the creation
of an enclave; and
WHEREAS, the City Council finds and determines
that the area proposed to be annexed constitutes a reasonably
compact addition to the incorporated territory of the City
of Sebastian; and
WHEREAS, the City Council finds and determines that
the annexation of said property is in the best interests
of the City of Sebastian.
NOW, THEREFORE, Be it Ordained by the City
Council of the City of Sebastian, Florida, as follows:
SECTION I.
That the following described property, now
lying and being in the unincorporated area of Indian River
County, Florida, is hereby annexed to the City of Sebastian,
Florida, and the boundary lines of said City are hereby
redefined to include said property, which is described as follows:
Parcel A:
The North 1/4 of the SE 1/4 of Section 20,
Township 31 South, Range 39 East, LESS
the North 6.5 acres to Skinner; and also
LESS the South 150 feet thereof; and
Government Lot 3, and fractional Govergme~.t

39 East, LESS those parcels more fully
described in Attachment "A".
Parcel B:
That part of the South 1/2 of Government Lot
2, Section 21, Township 31 South, Range 39
East, more fully described in Attachment "A".
Parcel C:
That part of the South 1/2 of the Government
Lot 2, Section 21, Township 31 South, Range
39 East, more fully described in Attachment "A".
Parcel D:
The South 150 feet of the NE 1/4 of the
S.E. 1/4 of Section 20, ToWnship 31 South,
Range 39 East, lying westerly of the West
right-of-way of the Florida East Coast Rail-
way, more fully described in Attachment "A".
SECTION Iio
This Ordinance shall take effect immediately
upon becoming law, and said property shall be subject
to all laws, ordinances and resolutions now in force, or
hereafter adopted, by the City of Sebastian, in accordance
with Florida law.
SECTION III.
A copy of this Ordinance shall be filed with
the Clerk of the Circuit Court of Indian River County
and the Florida Department of State.
I HEREBY CERTIFY that the foregoing Ordinance
was finally approved and passed by the City Council of

of the foregoing Ordinance was given in accordance with

LEGAL DESCRIPTION
The hereinafter described real property
situate ].n Indian River County, Florida, is described
ai follows:
PARCEL A:
The NE 1/4 of the SE 1/4 of Section 20,
Township 31 South, Range 39 East, LESS
the North 6.5 acres to Skinner; and also
LESS the South 150 feet thereof; and
Government Lot 3, and fractional Government
Lot 4, Section 21, Township 31 South,
Range 39 East, LESS the South 215 feet
extending East along the South line
thereof from U.S. Highway No. 1 (also
known as State Road No. 5); and the
South 150 feet extending West along the
South line thereof from U. S. Highway
No. 1 (also known as State Road No. 5);
TOGETHER with all littoral and riparian
rights appurtenant thereto;
Also LESS the Florida East Coast Railway
Right-of-way and all public roads on all
of the above-described property.
LESS AND EXCEPTING the following three
parcels, to-wit:

Tropicana Homesites, a subdivision of
Indian River County, Flo'rida, as per plat
thereof in Plat Book 4, page 20, Public
Records of Indian River County, Florida,
said point being the Southeast corner
of the subdivision as set forth in said
plat; thence run Easterly along the South
boundary line of said Government Lot 2
a distance of 210 feet to the point of
beginning. From said point of beginning
thence run Northerly parallel to the West
boundary line of said Government Lot 2
a distance of 460 feet; thence Easterly
and parallel to the South boundary line
of said Government Lot 2 a distance of
140 feet; thence Northerly and parallel
to the West boundary line of Government
Lot 2 a distance of 200 feet more or less
to the North boundary line of the South
1/2 of Government Lot 2, Section 21,
Township 31 South, Range 39 East; thence
Easterly and parallel to the South boundary

West shore of the Indian River; thence
Southeasterly meandering to the West
shore of the Indian River to its point
of intersection with the South boundary

Westerly along the South boundary line

TOGETHER WITH an easement for ingress
and egress to and from the above described
property to and from Palmetto Avenue, the
dedicated Street in Tropicana Homesites
described in this instrument, on and over
that part of the South 1/2 of Government Lot
2, Section 21, Township 31 South, Range
39 East, which would be an extension Easterly
of the two other dedicated streets in said
subdivision entitled North Tropicana Drive
and South Tropicana Drive on said plat of
said subdivision, all as shown in Plat Book
4, page 20. Said easements extending
Easterly from Palmetto Avenue to the
property herein conveyed.
PARCEL D:
The South 150 feet of the N E 1/4 of the
S E 1/4 of Section 20, Township 31 South,
Range 39 East, lying westerly of the West
right-of-way of the Florida East Coast
Railway.
