AN ORDINANCE OF THE CITY OF SEBASTIAN, FLORIDA, AMENDING THE COMPREHENSIVE LAND USE PLAN DESIGNATION FROM COMMERCIAL OFFICE RESIDENTIAL (COR) TO GENERAL COMMERCIAL (CG) FOR LOTS 6 AND 7, BLOCK 2, EDGEWATER PARK SUBDIVISION, IN THE CITY OF SEBASTIAN, FLORIDA; PROVIDING AN EFFECTIVE DATE. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SEBASTIAN, FLORIDA, AS FOLLOWS: SECTION I The Comprehensive Land Use Designtation of Commercial Office Residential (COR) is hereby changed to General Commercial (CG) for the following described property: "Lots 6 and 7, Block 2, Edgewater Park Subdivision." This property comprises approximately 29/100ths of one acre and is located east of U.S. Highway #1 ans South of Cleveland Street; it is often called the "Old Post Office." SECTION II The subject land area is a "proposed small scale development" as described in Section 163.3184(15)(c), Florida Statute, and does not require Department of Community Affairs review. This Ordinance does require two public hearings pursuant to Section 163.3184(15) (b) (1) and (2). The First public hearing shall be held approximately 7 days after the first advertisement and the second public hearing approximately 5 days after the second advertisement. SECTION III EFFECTIVE. DATE: This Ordinance shall be effective immediately after passage by the City Council after the second public hearing hereon. City Clerk I HEREBY CERTIFY that Notice of Public Hearing for each of the two public hearings hereon was given in accordance with Section 163.3184 (15), Florida Statutes as required for small scale projects, that notice was duly mailed to the required property owners as re- quired by the City Code, and that two public hearings hereon were held in .City Hall, City of Sebastian, on the / $ ~ day of October and the /~day of October, respectively, and that this ordinance ~S ~o~ after the ~ ~ public hearing hereon.
