AN ORDINANCE OF THE CITY OF SEBASTIAN, FLORIDA, AMEND-
ING THE COMPREHENSIVE PLAN DESIGNATION FROM COMMERCIAL
LIMITED (CL) TO GENERAL COMMERCIAL (CG) A PARCEL OF
PROPERTY IN THE WAUREGAN SUBDIVISION, WEST OF U.S.
HIGHWAY #1, AND SOUTH OF THE ST. SEBASTIAN CATHOLIC
CHURCH, LOCATED IN THE CITY OF SEBASTIAN, INDIAN RIVER
COUNTY, FLORIDA, COMPRISING 24.61 ACRES; PROVIDING AN
EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SEBASTIAN,

CHANGE IN CQMPRE_~I_VE LAND USE DESI~ATIQN
The Comprehensive Land Use Designation of Limited Commercial
(CL) is hereby changed to General Commercial (CG) for the following
described parcel of land, consisting of 24.61 acres, more or less:
"Being part of lots 22, 23, 24, and 25 and blocks 55,
56, 57, 58, 59 and 60, and that part of the abandoned
right-of-way of Spruce Street, Oak Street, Chestnut
Street, Wauregan Avenue and Brevard Avenue, as shown on
the plat of Wauregan Subdivision in plat book 1, page
75, recorders office of Brevard County, Florida nd
refiled in the office of the Clerk of the Circuit Court
of St. Lucie County, Florida, as shown in plat book 1,
pages 178 and 179, being more fully described as
follows:
Beginning at the northeaswt corner of that portion of
lot 22 lying west of U.S. Highway No. 1, run westerly
on the north line of said lot 22 a distance of 587.50
feet to a point on the center line of the abandoned
Wauregan Avenue; thence run southerly on said center
line a distance of 76.42 feet to a point, also being
the center line intersection of abandoned Chestnut
Street and abandoned Wauregan Avenue; thence run
westerly along said center line of abandoned Chestnut
Street a distance of 646.98 feet to a point on the east
right-of-way line of the F.E.C.R.R.; thence run
southerly on said est right-of-way of the F.E.C.R.R. a
distance of 962.26 feet to a point; thence easterly a
distance of 941.25 feet; thence run northwesterly on
said west right-of-way of U.S. Highway No. 1 a distance
of 1034.51 feet to the P.O.B. All above said land now
lying and being in Indian River County, Florida. Con-
taining 24.61 acres more or less.
This Ordinance shall be effective upon final passage at a
second public hearing hereon after this proposed change has been
submitted to the Department of Community Affairs in Tallahassee for
review and comment, which transmittal shall follow a first public
hearing hereon, and which transmittal to the Department of Commun-
ity Affairs is hereby authorized concurrently with passage of this
Ordinance upon approval after the first public hearing.

I HEREBY CERTIFY THAT THIS ORDINANCE was read for the first
time on the 15th day of October, 1986; that a first public hearing
hereon was held after publication of notice in a newspaper of
general circulation in the City of Sebastian and the first public
hearing wasd held in City Council Chambers on the 19th day of
November, 1986; and this ordinance was transmitted to the Department
of Community Affairs by United States Mail on the 20th day of
November, 1986. That a second p~blic public hearing was held on
this Ordinance on the~__~_day of'_~-~.~~___, 1987, after publi-
cation in a newspaper of general circulation in the City of
Sebastian, Florida; and that this Ordinance was duly pa~sse~ follow-
ing the second public hearing hereon on the~_day of_~ _~3~_~~
1987.
