PLANNING AND ZONING COMMISSION
MINUTES OF REGULAR MEETING
MAY 5, 2005
Chairman Smith called the meeting to order at 7:00 P.M.
The Pledge of Allegiance was said.

ALSO PRESENT: Tracy Hass, Director, Growth Management Department
Jan King, Manager, Growth Management Department
Dorri Bosworth, Zoning Technician/Secretary
Linda Lohsl, Administrative Secretary
ANNOUNCEMENTS:
The following commissioners are excused: Mr. Oakes, Mr. Keough, Mr. Allocco and Mr.
Mahoney. Mr. Simmons will be voting. Mr. Hughes is also excused. Chmn. Smith
welcomed the Commission's new regular member, Mr. Celli, and Linda Lohsl, new to
Growth Management staff.
APPROVAL OF MINUTES: None
NEW BUSINESS:
PUBLIC HEARING - Recommendation to City Council - Revised
Preliminary Plat - Park Place Mobile Home Park - Phases 2C, 20 & 2E -
Reduction in Density, Increase in Lot Width, Adjustments to Easements
Chmn. Smith opened the hearing at 7:02 p.m. and swore in staff and the applicant, Mr.
Jim Turner, president of Park Place at Sebastian, Inc. Mr. Turner reviewed the revisions
which included larger blocks (for larger lease areas), lower density, and the relocation of
some of the drainage easements.
No one from the public spoke. Chmn. Smith closed the hearing at 7:05 p.m.

MOTION by Faille/Simmons to make a recommendation to City Council to approve the
revised preliminary plat as presented.

The vote was 5-0. Motion carried.
CHAIRMAN MATTERS: None
MEMBER MATTERS:
Mr. Paul asked staff if the model homes were complying with the Commission's request
to add hand i-capped parking to their sites. Ms. King said she would have a Code
Enforcement Officer check the homes.
DIRECTOR MATTERS:
Mr. Hass discussed the outcome of the first reading of the Triangle Overlay District
ordinance by City Council and informed the Commissioners of the second reading
scheduled for May 25'h, if they wouid like to attend and make comments.
ATTORNEY MATTERS: None
Chmn. Smith adjourned the meeting at 7:10 p.m.
