Planning and Zoning. Additional conceptual documentation may be provided by the City
Manager.

Extension Former Good Guys Property

1.) Remove power lines, pole box that currently separates the RV Park addition from
the original property on the north.
Rational The lines, poles and box obstruct the otherwise perfect view. It is important to
preserve the most important feature of the park; all the proposed additions will not do as
much for the park as removing the power lines. l see removing the power lines as laying
the foundation. It needs to be the in the this budget, even if it means putting off a paved
parking lot on the west side or moving money around elsewhere.
2.) Install lush native landscaping on all of the property and do no not remove any trees
except for invasive nuisance exotics. If the city hasn't made a tree survey yet, I
would hope that one will be made soon.
Rational Landscaping will frame the view, the view is the asset. Utilizing trees and
vegetation already in place will save the city installation fees, watering and maintenance
costs. A tree survey is suppose to keep workers from chopping trees.
3.) No parking lot on the east. Put in parking and handicapped parking along IR Drive
(like to the north). Also have quarter moon grassed bus drop off adjacent to linear
parking, add a border to delineate the loop drive from the parking along IRD.
Rational This will keep parking on the east perimeter with room for handicapped parking
and a drop off loop for buses. This will preserve the view, allowing more green space on
the east side of the park.
4.) Education: install a linear pier (north south) over water and attach educational
panels. The panels should be made from the same median as what is already in
place at the adjacent boardwalk and walkway.
Rational A pier over the water is an attractive feature and a draw for people.
Educational panels should be in a place that is convenient and logical what I mean is the
panels are not far away from what you are being educated about. Which is boats, the
channel the water and it's inhabitants.
The median resists the elements and is a work of art that draws people to read more,
therefore educating, also it is in good taste to keep the medians the same avoiding a
hodge podge unplanned look.
5.) East portion of property: Leave it clean and uncluttered. Build one huge pavilion
(made with recycled lumber) on a slab with room for 150 people, with a silver tin roof.
Put 15 or so large recycled lumber picnic tables there. Still on the east side add two
small pavilions with two recycled lumber picnic tables in each.
Rational We really should not clutter the east side, that would ruin the view. You can
see through pavilions, they have no walls so the view is protected. A huge pavilion would
accommodate many groups: schools, sport groups, homeowners association and
educational seminars among others. When big groups are not using the large one,
several small groups can share it. The small pavilions are smaller, private meetings
get together areas. The recycled lumber has come down is price, it still cost more than
PT lumber, but it lasts over 50 years. It looks good, no toxic chemicals and you're leading
the way, setting an example for buying recycled content products.
