SPECIAL WARRANTY DEED
THIS INDENTURE, Made this 211A day of March, 1945,
between George F. Vickers, unmarried., of the County of Indian

River, State of Florida, party of the first part, and CITY OF
SEBASTIAN, a municipal corporation of the State of Florida, party
of the second part,
WITNESSETH: That the said party of the first part,
for and in consideration of the sum of Ten Dollars and other
valuable considerations to him in hand paid, the receipt whereof
is hereby acknowledged, has granted; bargained, sold, aliened,
remised, released, conveyed and confirmed, and by these presents
doth grant, bargain, sell, alien, remise, release, convey and
;confirm unto the said party of the second part, its successors
assigns forever, the following described property.lying and
eing in the City of Sebastian, County of Indian River and State
of Florida, more particularly described as follows:
PARCEL 1. Beginning at a point 2.52 chains south of
the Northwest angle of Government Lot 4, Section 6, Township

chains, thence West 260 feet, thence North to point of begin -
ning;
Excepting therefrom the following described tracts:
Beginning at a point 389.8 feet South of N.W. corner
of Government Lot 4, in Section 6, Township 31 South, Range 39
East, in Indian River County, Florida, thence East 50 feet for
a point of beginning; from thence South 119.21 feet; and fpor
thence East 50 feet; and from thence North to Test Main Street;
and from thence Test to point of beginning; also
Beginning at a point which is 675.84 feet South and
50 feet East of the Northwest corner of Government Lot 4, in)
Section 6, Township 31 South, Range 39 East; run East 100 feet.
and from thence North 165 feet and from thence West ,100 feet and A
from thence South 165 feet to point of beginning; less 3 feet
easement off the North side for water main and 30 feet off the "

Beginning at a point 2.52 chains South of the North-
east corner of Lot 3, Section 6, Township 31 South, Range 39
East, run South '7.72 chains, thence North 1.37 chains, thence
Vest to Township line, thence North along Township line 6.35

The above described property has been subdivided into
a subdivision known as School Park Subdivision according to the
plat of said subdivision prepared by Elmer Robb, Civil Engineer,
on December 7, 1936. And it is intended by this conveyance to
convey title to said hereinbef ore described property as the
same is hereinbefore described, and also in its entirety as
School Park Subdivision, according to the plat as herein re-
ferred to.
Excepting-, however, from the above described Parcel 1,.

the following property, to -wit:
Tracts A and B of the re -plat of School Park Subdiv-
ision in the City of Sebastian, Indian River County, Florida,
said Subdivision being parts of Government Lots 2, 3, and 4,
Section 6, Township 31 South, Range 39 East, according to the
plat of said Subdivisio6 recorded in the office of the Clerk of
the Circuit Court of Indian River County, Florida._- -'This prop-
erty was, conveyed to the Board of Public Instruction for Indian
River County, Florida by Deed dated March 28, 1938, and recorded
in Deed Book 3G, at page 193.
Also excepting from said above described Parcel 1,
the following property, to-wit:
Lot 11, in Block 4 of School Park Subdivision, accord-
ing to re -plat of said Subdivision recorded in Plat Book 2,
page 29, records of Indian River County, Florida, and which Lot`
_ was conveyed to Archie Smith and Margaret E. Smith, his _wife, l
by deed dated September 17, 1940, and recorded in Deed book 31,
at page 329, records of Indian River County, Florida.
PARCEL 2. Begin at the Southwest corner of land
owned by T. B. Hicks in Lot 1, Section 6, Township 31 South,
Range 39 East, thence Southeasterly along the East side of old
Dixie Highway 700 feet more or less to the North side of 50-
foot street; thence Northeasterly along North side of said
street to Indian River; thence meandering along said river in
Northwesterly direction to Southeast corner of said land opined
by T. B. Hicks; thence West with the said T. B. Hicks land to
point of beginning.
PARCEL 3. That part of the North 160 feet of the South

West of the Northeast corner of Government Lot 4, Section 6,
Township 31 South, Range 39 East, running thence West (along the
North side of said Government Lot) 34.38 feet; thence North 62
degrees 26 minutes East 31.1 feet to the hest side of Central
Avenue; thence along the West side of Central Avenue South 25
degrees 14 minutes East 15.85 feet to the point of beginning.

excepting from said Lot 9 that portion thereof conveyed to
George T. Badger by deed dated June 2, 1939, and recorded in
Deed Book 31, at page 75, records of Indian River County, 1

PARCEL 10. The SE4 of the NbV1 and the NW of the
NVI-1 of Section 7, `Township 31 South, Range 39 East.
This conveyance is subject to all unpaid toss and
assessments upon the above described property.
And the said party of the first part, for himself and
his heirs and assigns, does covenant with the said party of the
second part, its successors and assigns, that he, the said party
of the first part, has not made, done or executed any act or
thing whereby the above described premises or any part thereof
now are or at any time hereafter shall or may be imperiled,
charged or incumbered in any manner whatsoever; and the title
to the above granted premises against all persons lawfully
claiming the same from, through or under him the said party of
