KEEVEN and ANN L. KEEVEN, his wife, , hereinafter called the grantor, to CITY OF SEBASTIAN, a municipal corporation a corporation existing under the laws of the State of Florida with its permanent postoffice address at Sebastian, Florida hereinafter called the grantee: (Wherever used herein the terms "grantor" and "grantee" include all the parties to this instrument and the heirs, legal representatives and assigns of individuals, and the successors and assigns of corporations) 11flitnesseth: That the grantor, for and in consideration of the sum of $ 10.00 and other valuable considerations, receipt whereof is hereby acknowledged, hereby grants, bargains, sells, aliens, re- mises, releases, conveys and confirms unto the grantee, all that certain land situate in Indian River County, Florida, viz: Being a street right of way 50 feet in width lying in part of Lots 3 and 4, Block 7, Hardee's Addition, as filed in Plat Book 3, page 1, St. Lucie County Records; the boundary of said 50 foot street right of way being further described as follows: From the S. W. corner of the N. W. 1/4 of the S. E. 1/4 of Section 6, Town- ship 31. South, Range 39 East run South along the center line of Louisiana Avenue 418.47 feet to the South line of a dedicated street, thence N. 380 28' 30" E. 35.22 feet to the East line of Louisiana Avenue, thence South along the East line of Louisiana Avenue 343 feet for the point of beginning; thence run East 120 feet, thence N. 780 23' E. 74.68 feet to a point on the North line of present First Street, thence S. 22° 17'E. 50. 87 feet, thence run Southwesterly along the South line of said 50 foot wide street the follow- ing courses and distances: S. 78° 23' W 93.63 feet, West 120 feet to the ta1d least line of Louisiana Avenue, thence North 50 feet to the point of begin er with all the tenements, hereditaments and appurtenances thereto belonging or in any- wise appertaining. To Have and to -1loldp the same in fee simple forever. And the grantor hereby covenants with said grantee that the grantor is lawfully seized of said land in fee simple; that the grantor has good right and lawful authority to sell and convey said land; that the grantor hereby fully warrants the title to said land and will defend the same against the lawful claims of .
