M DEED
THIS WARRANTY DEED made and executed the 16th day of July, 1975, by GENERAL
DEVELOPMENT CORPORATION, a corporation existing under the laws of the State
of Delaware, authorized to transact business in the State of Florida and
having its principal place of business at
1111 South Bayshore Drive
Miami, Florida 33131,
hereinafter called the Grantor, to
THE CITY OF SEBASTIAN, an incorporated
municipality, whose post office address is:
hereinafter called the Grantee: (Wherever used herein the terms
" Grantee" include all the parties to this instnmLent, as well as their
successors and assigns).
W I T N E S S E T H:
That the Grantor, for and in consideration of the stun of $10.00 and other
valuable considerations, receipt whereof is hereby acknowledged, by these
presents does grant, bargain, sell, alien, remise, release, convey and
confirm unto the Grantee, all that certain land situate in Indian River
County, Florida, viz:
TRACT "N" according to the Plat of "Sebastian Highlands
Unit 16" as recorded in Plat Book 8 at Page 45 of the
Public Records of Indian River County, Florida,
containing approximately 4.08+ acres.
Subject to restrictions and easements and covenants of records and
applicable taxes for the year 1975.
The property herein is to be used specifically for recreational purposes
for the Grantee herein and should said property ever cease being used for
said purposes it shall imnediately revert to the Grantor herein.
TOGETHER with all the tenements, hereditaments and appurtenances thereto
belonging or in anywise appertaining.
TO HAVE AND TO HOLD, the same in fee simple forever.
AND the Grantor hereby covenants with said Grantee that it is lawfully
seized of said land in fee simple; that it has good right and lawful
authority to sell and convey said land; that it hereby fully warrants the
title to said land will defend the same against the lawful claims of all
persons whomsoever; and that said land is free of all encatbrances.
IN WITNESS WHEREOF, the Grantor has caused these presents to be
executed in its name, and its corporate seal to be hereunto affixed, by its
proper officers thereunto duly authorized, the day and year first above
written.
