hereinafter called the grantee:

the heirs, legal representatives and assigns of individuals, and the successors and assigns of corporations)

valuable considerations, receipt whereof is hereby acknowledged, by these presents does grant, bargain, sell,
alien, remise, release, convey and confirm unto the grantee, all that certain land situate in I nd i an R i ve r
County, Florida, viz:
A parcel situated at the intersection of Barber Street and Schumann Drive in
the City of Sebastian, containing 32.77 Acres + and described as Tract "G11 in
Sebastian Highlands, Unit Seventeen, according to the plat thereof recorded in
Plat Book 8 at Page 46 of the Public Records of Indian River County, Florida.
This deed is executed subject to taxes assessed for the year 1979 and all
subsequent years and to conditions, limitations and restrictions of record,
and to the specific restriction that Grantee will limit the use of the said
property to school purposes. In the event Grantee neglects, fails or ceases
to use said property for such purpose, then the ownership of said property shall
automatically revert to Grantor; and by the acceptance of this Deed, Grantee
agrees to execute such documents as may be necessary to effect such reversion.
Together with ail the tenements, hereditaments and appurtenances thereto belonging or in any-
wise appertaining.
To -Have and to fold, the same in fee simple forever.
End the grantor hereby covenants with said grantee that it is lawfully seized of said land in fee
simple; that it has good right and lawful authority to sell and convey said land; that it hereby fully war-
rants the. title to said land and will defend the same against the lawful claims of all persons whomsoever;
and that- said' land : is free of all encumbrances
