'This Warranty Deed Made the 18th day of October A. D. 1985 by
ROGER M. SKILLMAN and WAUNETA B. SKILLMAN, his wife, '
hereinafter called the grantor, to CITY OF SEBASTIAN, a political subdivision

address at P.O. Box 127, Sebastian, Florida 32958
hereinafter called the grantee:
(Wherever used herein the terms "grantor" and "grantee" include all the parties to this instrument and
the heirs, legal representatives and assigns of individuals, and the successors and assigns of corporations)
1witne55eth: That the grantor, for and in consideration of the sum of $ 10.00 and other
valuable considerations, receipt whereof is hereby acknowledged, hereby grants, bargains, sells, aliens, re-
mises, releases, conveys and confirms unto the grantee, all that certain land situate in Indian River
County, Florida, viz:

described parcel, thence continue S 65 °05'44" W a distance of 408.72 feet to a Point
of Curve; thence along the curve concave to the Southeast, having a radial bearing
of S 24 °54'16" E a radius of 484.32 feet, a central angle of 20 °00'21 ", an arc dis-
tance of 169.11 feet; thence run N 44 °54'37" W a distance of 5.0 feet to a Point of
Curve; thence along the curve concave to the Southeast, having a radial bearing of
S 44 °54'37" E a radius of 1182.40 feet, a central angle of 4 °44'50 ", an arc distance
of 97.97 feet; thence run N 0 °22'27" E a distance of 20.35 feet; thence run N 39 °36'
34" E a distance of 206.69 feet, thence run N 45 °05'23" E a distance of 100.78 feet;
thence run N 65 005'44" E a distance of 235.60 feet to a Point of Curve; thence along
the curve, concave to the North, having a radial bearing of N 7 °31'51" E a radius of
1609.56 feet, a central angle of 5 °46138 ", an arc distance of 162.29 feet, to Point
of Beginning. Containing 0.8135 acres, more or less, and subject to easements and
rights of way of record.
Together with all the tenements, hereditaments and appurtenances thereto belonging or in any-
wise appertaining.
TO IBM and to 1401d, the same in fee simple forever.
And the grantor hereby covenants with said grantee that the °grantor is lawfully seized of said land
in fee simple; that the grantor has good right and lawful authority to sell and convey said Land; that the
grantor hereby fully warrants the title to said land and will defend the same against the lawful claims of
all persons whomsoever; and that said land is free Of all encumbrances, except taxes accruing subsequent
