NOW THEREFORE, in consideration of the sum of Ten Dollars ($10.00), and other good
and valuable consideration, the receipt of which is hereby acknowledged, Grantor grants and
conveys unto Grantee, its successors or assigns, a perpetual non - exclusive drainage and utility
easement to lay out, construct, inspect, operate, maintain, repair and install drainage facilities and co
utilities, together with the right to excavate and refill trenches for the location of said drainage
facilities and utilities, and the further right to remove trees, buses, undergrowth and other M
obstructions interfering with the location, construction and maintenance of the drainage facilities and C,
utilities, all over, under, across and through the following described land: -v
See Exhibit "A" attached hereto and by this
reference made a part hereof. rev
The term "Grantee" as used herein, means Grantee and Grantee's successor and assigns.
If any provisions of this Easement or the application thereof to any person or circumstances
is found to be invalid, the remainder of this Easement and the application of such provisions to
persons or circumstances other than those as to which the provision or application is found to be
invalid shall not be affected.
IN WITNES SETH WHEREOF, the Grantor has executed this Non - Exclusive Drainage and
Utility Easement on the day and year first written above.

A portion of Sebastian Highlands, Unit 16, as recorded in Plat Book 8, pages 45 -45J, Public Records
of Indian River County, Florida, more particularly described as follows:
A 65 feet wide drainage and utility easement lying North of Blocks 531 and 532 of aforesaid
Sebastian Highlands, Unit 16.
AND ALSO
A 20 feet wide drainage and utility easement being the West 20 feet of Section 18, Township 31
South, Range 39 East, lying between the North right -of -way of Englar Avenue and the intersection
of the West line of said Section 18, with the West Lot line of Lot 5, Block 518, of said Sebastian
Highlands, Unit 16.

Witnesseth, That the said grantor, for and in consideration of the sum of Ten Dollars ($10.00)
and other good and valuable considerations to said grantor in hand paid by the said grantee, the receipt
whereof is hereby acknowledged, does hereby remise, release and quitclaim unto the said grantee and
grantee's heirs and assigns forever, all the right, title, interest, claim and demand which the grantor has
in and to the following described land, situate, lying and being in the County of Indian River State of
Florida, to -wit:

To Have and to Hold the same together with all and singular the appurtenances thereunto
