THIS INDENTURE made this I day of -9 v �i� , 2031, by and between 512
Commerce Center, L.L.C., a Florida Limited Liability Company, whose post office address is
126 - 43rd Avenue SW, Vero Beach, Fl 32968, hereinafter called "Grantor ", and City of
Sebastian, whose post office address is 1225 Main Street, Sebastian, F132958, hereinafter called
"Grantee ".
WITNESSETH:
That for and in consideration of the sum of TEN DOLLARS ($10.00) paid by the Grantee
to the Grantor, receipt of which is hereby acknowledged, and for other good and valuable
considerations, the Grantor hereby grants unto the Grantee, its successors and/or assigns, and all
future owners of the Property a non - exclusive easement in gross for the purpose of ingress and
egress and for utility purposes over and across the lands described in Exhibit "A" attached hereto and
made a part hereof (the "Easement Property ") .
SAID EASEMENT shall be for the benefit of Grantee and that property owned by Grantor,
512 Commerce Center L.L.C., described as Parcels A and B (the "Property ") attached hereto and
made a part hereof.
GRANTOR RESERVES the right to use the easement for such purposes as will not interfere
with Grantee's full enjoyment of the rights and benefits hereby granted. Grantor shall be
responsible for maintaining the Easement Property in a good and passable condition. The benefits
and burdens granted hereby shall run with the lands respectively benefitted and burdened thereby and
shall inure to the benefit and be binding upon the successors and assigns of the parties hereto.
TO HAVE AND TO HOLD same unto the Grantee, its successors and assigns and all future
owners of the Property and which may be dedicated to the public.
