Dear Mr. Jansen:
As requested, Ardaman & Associates, Inc. (A &A) has completed soil and groundwater
sampling and testing at the above - referenced subject site. The purpose of this study was to
obtain soil and groundwater contamination data at the intermediate above - ground fuel
storage tank location on the subject site. This data report documents our field and laboratory
programs and presents the results of our assessment.
SITE LOCATION AND DESCRIPTION
The subject site is the J & S Aviation facility located at 204 East Airport Drive in Section 1,
Township 31 South, Range 38 East, in Sebastian, Indian River County, Florida. The site
location is superimposed on the Sebastian, Florida USGS quadrangle map included as the
Site Location Map, Figure 1.
The subject site is developed with the J & S Aviation facility (DEP Facility I.D. No.
3118509256). The soil and groundwater sampling and testing activities were performed at the
location of an intermediate 10,000 - gallon above - ground aviation fuel storage tank on the site.
FIELD EXPLORATION AND SAMPLING PROGRAM
Our field program for this soil and groundwater sampling and testing program consisted of: 1)
conducting two hand auger borings on the subject site to obtain soil contamination and soil
stratigraphy data, 2) performing soil -gas analysis on the soil samples obtained from the
borings, 3) installing one shallow 2 -inch diameter PVC temporary groundwater sampling well
at the site, and 4) obtaining groundwater samples from the well for laboratory analysis after
developing the well. Our field program was conducted on July 20, 2005.
The borings conducted on the subject site, AB -1 and AB -2, were conducted at the
approximate center and near the north end of the former intermediate above- ground storage

tank location, respectively, as shown on the Sample Location Plan included as Figure 2.
s Auger Borings AB -1 and AB -2 were advanced to a depth of 5 feet below land surface (bls),
using a 3 -inch diameter hand -held bucket auger. The boring locations, as shown on Figure 2,
were determined in the field by estimating distances from existing site features and should be
considered accurate only to the degree implied by the method of measurement used.
Soil samples from the borings for soil -gas analysis were obtained from the auger at
approximate two -foot intervals. The samples were placed in new 36 -ounce sample jars (half
filled). The gas in the headspace above the soil in the jars was analyzed with and without a
carbon filter using a Foxboro Organic Vapor Analyzer (OVA), Model 128, Serial Number
40751. The meter on the OVA was visually monitored and the maximum reading obtained
over a 15 -20 second time increment was recorded. While in the survey mode, the OVA is
calibrated to 95 parts per million methane in air, and zero air.
Representative soil samples were collected during our field operations for visual examination
and classification of the soil stratigraphy. The resulting soil descriptions are shown on the
Soil Boring Logs included in Appendix I.
A soil sample, SS -1 on Figure 2, was obtained from a depth of 1.5 feet bls at the location of
Boring AB -1. The sample was obtained using the syringe method, preserved on ice, and
transported to the analytical laboratory for testing.
Temporary Monitoring Well TMW -1 was installed in the borehole of AB -1 to obtain
groundwater samples for laboratory analyses. TMW -1 was installed to a depth of
approximately 5.5 feet bls and was screened from the ground surface to approximately 5 feet
b1s. The water table was encountered at a depth of approximately 3 feet bls in TMW -1 on the
day of our field exploration.
Over three well volumes were purged from TMW -1 with a parastaltic pump prior to obtaining
groundwater samples. Near- surface groundwater samples were collected from TMW -1 for
laboratory analysis of FAC Chapter 62 -770 Table B parameters. A copy of the Groundwater
Sampling Log for TMW -1 is included in Appendix 11.
TEST RESULTS AND CONCLUSIONS
The encountered soils and the results of the soil -gas analyses are presented on the Soil
Boring Logs in Appendix I. The soils encountered in the borings were primarily gray and
brown fine sands. The net OVA reading for each sample shown in Appendix I was obtained
by subtracting the OVA reading obtained with the carbon filter (filtered reading) from the
unfiltered OVA reading.
As shown in Appendix I, no net OVA readings above background levels were exhibited by
the soil samples obtained from Borings AB -1 and AB -2. A soil sample (SS -1) was obtained
from a depth of 1.5 feet bis at the location of Boring AB -1. Soil analytical results for SS -1 are
included in Appendix 111. As shown in Appendix III, no FAC Chapter 62 -770 Table B
parameter concentrations above test detection limits were detected in Sample SS -1. The soil
samples obtained from the borings did not exhibit an obvious chemical -type odor or obvious
signs of petroleum staining.
Groundwater analytical results are also included in Appendix III. No FAC Chapter 62 -770
Table B parameters above test detection limits, with the exceptions of lead and

chloromethane, were detected in the samples obtained from Well TMW -1. Total lead was
detected at a concentration of 4 µg/e, which is below the Groundwater Cleanup Target Level
(GCTL) for lead (15 ,ogle). Chloromethane was also detected at a concentration of 2.7 Mgly in
TMW -1. This concentration is not above the GCTL for chloromethane (2.7 ugle).
In conclusion, no evidence of contamination above cleanup levels was detected in near -
surface soil and groundwater samples taken in the vicinity of the former intermediately-
located above - ground fuel storage tank location on the site.
The client or owner's representative should submit this report and any other additional
pertinent information (removal form from certified petroleum contractor, manifests, etc.) to the
Indian River County Health Department and the DEP Central District.
CLOSURE
This report presents the results of Ardaman & Associates, Inc.'s soil and groundwater
sampling and testing program, as described herein, and is intended only for use by The LPA
Group Incorporated. It was prepared in accordance with our agreement for consulting
services.
The analyses and conclusions submitted in this report are based on the data obtained from
our field program, as discussed in this report. This study is a focus study limited to the
specific methods of investigation. Soil and groundwater contamination results would only be
applied to the diameters of depths of the boreholes and well on the date tested. Our scope of
work for this phase of the project was designed to preliminarily test the site relative to the
topic stated above.
