My wife,Joyce and I own two properties that are adjacent to the proposed Unit Development. I wish that our voice count twice, or to be considered with more weight, regarding our opposition to this design. We regret that other obligations prevent us the opportunity to appear in person to voice our objection to this proposal. I wish to enter this letter during the public input time period. Please make this part of the official record of this proceeding. This zoning variance 'will open up the door' to other condensed projects and therefore erode the strict zoning laws that have made Sebastian the best place to live in all of Indian River County,if not all of Florida. This micro community, for lack of a better word, will definitely reduce the value of surrounding properties and may erode the quality of life for all Sebastian residents. As you are aware, passage of this variance with allow future developers,with similar intentions,to cite 'past practice' as a vehicle to be successful in appeal proceedings. All of Sebastian will become destined to accept other planned 'compressed developments'whether the residents.,..consent or not. This proposal is not consistent with the parcel size and home values of the rest of the community. Each parcel size would prohibit the potential for the unique structural designs that we currently find in the greater Highlands neighborhood. Sandcrest, LLC is asking to cut the zoning requirements by one half. The code requires a minimum of 25 acres...they have 12.77 acres to place 71 'units'. The current zoning law prohibits this type of housing in such a confined area. The scope and scale of this proposal has the appearance of a trailer park design. Each lot site will only be able to support a very small home or trailer. I am speculating that all property values and quality of life on our side of'the buffer zone' will change for the worse. Therefore,we oppose this variance request. The inherent integrity of this planned Highland community brought us to the decision to become permanent residents of Sebastian in the near future. September 10, 2014 ATTENTION:Jan King Senior Planner Community development 1225 Main Street Sebastian, Florida 32958 Dear Ms. King, Please enter into record our strong opposition to this proposed development of 71 homes off Powerline Rd. We have owned the property at 392 Bob Circle for appx 10 yrs. We bought this home because we love the peace and quiet of our beloved Sebastian Highlands. It is our retreat from the intensity of Miami. We plan to retire to our home on Bob Circle within the next 2 years or so. We hear this news of this development with grave concern. These 71 homes crammed into this small acreage would be almost on top of us. The standing requirement of 25 acres is even bothersome if a community this large is built at our back door almost. We love our home,we are friends with all our neighbors, and each neighbor is strongly opposed. Reasons being: noise, population density, traffic, and lower priced homes right on top of ours. Needless to say,this will drive down property values in a short time span. We all take great pride in our homes on Bob Circle and we all have spent copious amounts of money to upgrade and improve our property. Please consider our strong opposition to this proposal and enter into record our dissenting vote. You can come to the meeting and speak during the public hearing when the chairman asks if anyone it present who wishes to speak in favor of or in opposition to the variance. Another way is to submit a letter (or email) stating the reason(s) you are objecting to the variance. If you send that to me by 4:30 tomorrow, I can be sure it is entered into the record at the hearing. If you have any questions,just let me know.
