She approached city staff with a minor redesign of her residential area but would like to also change the use of her two front rooms closest to the road to add a small photography studio and gallery. The CWR zoning district allows for mixed uses as proposed, but by adding the commercial use Ms. Boudrot would have to meet a commercial side yard setback of five feet. The residence currently does not meet residential setbacks either, but her current use is grandfathered in. Ms. Boudrot has proposed a 5 -foot land swap to bring her into compliance for her proposed plans. The north five feet of the City's boat ramp property would be exchanged for the northern-most five feet of Ms. Boudrot property which is adjacent to the city -owned Rotary Club wooden boardwalk/lookout over the river. Public Works Department has reviewed the request and has indicated the loss of five feet and the location would not adversely affect the boat ramp. The riverfront master plan encourages this type of quaint commercial mixed use and staff recommends the exchange.
